Skillforce has teamed up with a fast growing developer to find a Land Acquisition & Development Manager in Atlanta, GA. This person will oversee residential land projects from initial acquisition through entitlement, development, and delivery of build-ready lots.
This role combines land acquisition, relationship development, due diligence, entitlement management, and horizontal development. The ideal candidate is a strong negotiator and relationship builder who is also comfortable managing budgets, consultants, contractors, and development projects.
Land Acquisition & Development Manager Compensation & Benefits
- Salary: Up to $120,000
- Agressive bonus structure
- Location: in person at the Atlanta, GA office
Land Acquisition & Development Manager Key Responsibilities
- Source and pursue residential land opportunities, including off-market properties.
- Build relationships with landowners, brokers, attorneys, engineers, municipalities, developers, and other industry contacts.
- Evaluate land opportunities, including lot yield, development costs, feasibility, and projected returns.
- Negotiate purchase prices, terms, contingencies, and closing timelines.
- Manage LOIs, contracts, title, surveys, and closing activities.
- Lead due diligence, including zoning, environmental, geotechnical, wetlands, floodplain, utilities, and site feasibility.
- Manage rezoning, plats, site plans, variances, permits, and other entitlement requirements.
- Coordinate civil engineers, surveyors, planners, and other consultants.
- Bid and manage site contractors and horizontal development work.
- Oversee grading, utilities, roads, drainage, clearing, and other site improvements.
- Manage project budgets, schedules, change orders, inspections, and overall quality.
- Deliver completed, build-ready lots to the construction team.
- Maintain accurate acquisition pipelines and provide regular updates on deals, budgets, schedules, and risks.
Land Acquisition & Development Manager Qualifications
- 3–7+ years of experience in residential land acquisition, land development, homebuilding, or related real estate.
- Proven experience sourcing and closing land transactions, preferably including off-market deals.
- Knowledge of zoning, entitlements, due diligence, site development, and horizontal construction.
- Ability to evaluate land deals and understand lot-yield and development-cost projections.
- Strong negotiation, communication, organization, and relationship-building skills.
- Self-motivated with strong follow-through and the ability to manage multiple projects.
- Valid driver's license and willingness to travel locally.
Preferred: Established relationships with landowners, brokers, developers, and municipal contacts in Georgia or Florida, along with experience presenting to planning commissions, city councils, or county boards.
