ResiPro is seeking a high-energy, field-centric Senior Project Manager to lead our specialized residential renovation operations across North Carolina. This role is built for a dynamic leader who excels at managing people, processes, and high-volume field execution. You will directly oversee a team of Project Managers, serving as the operational anchor for the Raleigh, Charlotte, and Greensboro/Winston-Salem markets. In addition to team leadership, you will stay directly engaged in field execution—performing occupied property inspections, conducting quality control, writing scope estimates, and running projects alongside your team to uphold quality, timeline, and profitability standards.

Note: This role requires up to 50% travel across our Raleigh, Charlotte, and Greensboro/Winston-Salem market footprint.

Key Responsibilities

1. Market Leadership & Team Development

• Direct the day-to-day field activities of a team of Project Managers across the Raleigh, Charlotte, and Greensboro/Winston-Salem markets.

• Determine market staffing needs, supervise the hiring process, and assign new projects to PMs based onworkload, location, and volume.

• Set monthly performance goals, conduct field job walks alongside your team, and lead regular meetings to reviewmetrics, address issues, and set market direction.

• Mentor and professionally develop your team, scheduling ongoing training to ensure PMs are fluent in ResiPro’s technology, systems, and procedures.

2. Field Operations & Direct Execution

• Perform occupied property inspections, write comprehensive scope estimates, and directly manage assigned renovation projects alongside your team.

• Monitor project progress during pre-construction and active renovation to assure expectations are met concerning safety, quality, timelines, and profitability.

• Maintain strict oversight of project budgets and aggressively manage Change Orders (COs) to prevent margin erosion.

• Ensure PMs are visiting properties as required, providing accurate updates in the system, and driving their projects to completion.

• Step in to troubleshoot and actively resolve complex problems encountered during the scoping and construction phases.

3. Quality Control & Vendor Management

• Directly conduct quality control inspections on homes to ensure strict enforcement of life-safety, building code, and workmanship standards.

• Work closely with the recruiting team to assure they are fulfilling market labor demands and effectively assigning new subcontractors to PMs based on regional needs.

• Identify, track, and address subcontractor defects, performance issues, or bottlenecks in the field.

• Identify internal system inefficiencies and make strategic recommendations to executive management via weekly and monthly reporting.

The Ideal Candidate

• Field-First Leader: You lead from the front. You thrive on job sites and understand that the best way to manage a construction team is to be visible and active in the field.

• Targeted Regional Travel: You are highly organized, manage your own schedule efficiently, and are comfortable with up to 50% travel focused strictly within our core NC markets (Raleigh, Charlotte, and Greensboro/Winston-Salem).

• Hands-On Quality & Execution: You lead by example—personally performing occupied inspections, conducting thorough quality control walks, drafting estimates, and running projects beside your team.

• Strategic & Detail-Oriented: You have an eagle eye for field defects and non-compliance, paired with the financial acumen to manage regional budgets, review Excel reports, and track profitability metrics.

Job Requirements

• 5+ years of strong experience in residential construction management, quality control, occupied home inspections, or high-volume scattered-site rehabs.

• 2+ years of direct management experience leading teams of project managers or superintendents.

• Travel: Ability to travel up to 50% of the time between assigned NC markets (Raleigh, Charlotte, and Greensboro/Winston-Salem).

• Licensure: Active Residential Contractor License or General Contractor License (North Carolina or reciprocal state) is a strong plus.

• Solid financial and administrative skills, including proficiency in Microsoft Excel and cloud-based project management software.

• Extensive "Multi-Trade" knowledge with a solid understanding of local building codes, life-safety requirements, and permitting processes.

• College degree in Construction Management, Business, or a related field (preferred).

• Valid Driver's License and reliable transportation.
