Summary

The Senior Vice President, Chief of Staff to the COO is a high-impact strategic partner and operational “integrator”. Tailored for a tenured operations executive with 20+ years of expertise, this role acts as a force-multiplier for the COO, translating executive strategy into operational reality across corporate HQ and onsite communities.  The ideal candidate brings deep mastery in centralized property management, scalable training programs, and AI-powered operational workflows.  Moving seamlessly between multi-year strategic roadmap design and granular execution, the COS will optimize the company’s operating rhythm, bridge corporate functions with field teams, and support driving EBITDA/NOI growth.

Strategic Pillars of Responsibility

1. Centralized Operations, AI Innovation & Platform Advancement

  •  AI-Powered Workflows: Drive platform innovation by identifying, deploying, and optimizing AI tools and automated solutions across property management operations (e.g., centralized maintenance triage, automated lease processing, predictive analytics, and smart tenant communications).

  • Operational Bottlenecks: Identify structural friction across corporate and property-level operations; refine the organizational "operating rhythm" to maximize productivity and lower site-level operational burden.

  • Strategic Initiatives Leadership: Direct the Strategic Initiatives Team (SIT) and take full ownership of cross-functional, "orphaned" projects that fall outside traditional department boundaries.

2. Strategic Operations, Enterprise Governance & Financial Growth

  • Strategic Synchronization: Lead annual and quarterly strategic planning processes using OKRs to align HR, Finance, Training, and Property Operations toward unified corporate expansion goals.

  • Capital & Resource Allocation: Evaluate the ROI of large-scale operational investments—including proptech software stacks, AI tools, organizational restructures, and portfolio pivots.

  • P&L Impact: Drive organizational EBITDA and property-level Net Operating Income (NOI) performance through executive leadership, revenue-generating projects, and expense-control initiatives.

  • Governance: Structure agendas and execution frameworks for Executive Leadership Team (ELT) meetings and Board of Directors briefings, prioritizing risk management and vision delivery.

  • Operations Excellence Leadership: Standardize best practices, drive execution consistency, and elevate overall performance across the enterprise. Monitor KPIs and oversee field processes to ensure strict adherence to modernized SOPs, mitigating risk and maintaining high service quality via a designed Operations Command Center.

3. Enterprise Training, Talent Development & Organizational Health

  • Training Architecture: Leverage 20+ years of operational wisdom to partner closely with Learning & Development. Serve as the primary operational subject matter expert (SME) to inform enterprise-wide training playbooks, ensuring onboarding and continuous learning programs are practical, relevant, and effectively executed by onsite and centralized teams.

  • Change Management: Collaborate with the AI Innovation and Technology teams to operationalize the change-management strategy for continuous technology adoption, ensuring teams are proficient in centralized tools, AI applications, and modernized SOPs.

  • Organizational Health: Monitor company-wide operational health; identify cultural and structural friction points to maintain high employee retention and team performance across headquarters and property sites.

4. Executive Surrogacy & High-Impact Communications

  • Strategic Diplomacy: Act as a confidential proxy and delegate for the COO in high-stakes operational environments, vendor negotiations, and stakeholder meetings.

  • Crisis Orchestration: Function as the primary escalation point for enterprise-level risks (legal, financial, or reputational), coordinating across Legal, HR, and Property Operations.

  • Executive Voice & Synthesis: Distill complex property management data, P&L statements, and regulatory compliance into actionable executive briefings; craft consistent executive communications for internal and external stakeholders.

DESIRED QUALIFICATIONS / SKILLS:

Strategic Experience: 10+ years of experience in management consulting, corporate strategy, or high-level management within real estate, property management, or enterprise operations.
