About this role

SUMMARY

 

The BAS Technician is responsible for the operation, programming, monitoring, graphics, commissioning support, client training, preventative maintenance, energy management and operating cost reduction at a campus of facilities.. The BAS Technician will be a key team member who works on a wide variety of assigned tasks to meet the needs of our clients.

 

KEY DUTIES & RESPONSIBILITIES

 

Maintenance

  • Performs maintenance to ensure the highest level of efficiency without disruption to the business
  • Diagnoses and repairs complex control systems malfunctions requiring extensive knowledge of a variety of electronic or digital controls systems
  • Repairs/replaces BMS devices, controllers, cabling, and components as required
  • Troubleshoots/repairs mechanical and electrical systems
  • Maintain system reliability, occupant comfort and operational efficiency
  • Monitors system performance, alarms, faults, user access permissions and cybersecurity controls
  • Provides technical assistance to team members
  • Escalates issues to the maintenance team lead as needed
  • Provides training to all site operations teams to include as part of onboarding process and reoccurring training 
  • Performs routine maintenance tasks in accordance with BGIS Safety Policy and Procedures
  • Be a part of an on-call rotation

 

Building Automation Systems and Software

  • Programming and graphics of HVAC equipment via software and verify system performance. 
  • Integrate building automation software with third-party systems via network connections and integration.
  • Simulate sequences of operations to verify proper operating parameters of systems and their performance by using the necessary software.
  • Download software to controllers and completion of on-site adjustments where necessary.
  • Test, inspect, and troubleshoot low-voltage power equipment and systems, network communications, peripherals, valves, actuators, relays, and sensors during commissioning. 
  • Verify the installation, commissioning, and operation of electrical and electronic equipment and systems related to the BAS.
  • Perform inspections, tests, adjustments, and evaluations of low voltage electronic components and assemblies in accordance with manufacturer specifications and tolerances.
  • Utilize technical manuals and written instructions when deemed necessary to calibrate electrical and electronic equipment and instruments.

 

Commissioning BAS Systems

  • Commission BAS systems verify end-to-end and report/resolve anomalies.
  • Provide commissioning verification checklists to the appropriate Project Manager throughout the commissioning process of projects.

 

Best Practice and Knowledge Maintenance

  • Strong understanding of HVAC equipment & mechanical components and how it is related to control strategies and theories.

 

Documentation and Reporting

  • Provide BMS programming, configuration and database records
  • Provide graphics, schedules, sequence-of-operation documentation, and system architecture documentation
  • Create energy consumption and KPI trend reports
  • Provide backup verification and disaster recovery records
  • Provide assistance in preparing specifications and reports for related projects of responsibility by collecting and compiling operational data.
  • Completes service reports and PM checklists

 

 

KNOWLEDGE & SKILLS

 

  • High school completion plus training or equivalent experience in Building Management Systems
  • JCI Metasys specific experience and training highly desired
  • Proven ability to self-learn, utilize existing and new technologies.
  • Minimum 5+ years related experience.
  • Proficient in multiple system integration strategies and applications.
  • Strong communication skills. 
  • Strong interpersonal skills. 
  • The ability to work effectively in a team-based environment. 
  • Ability to work in a process driven environment.
  • Effective time management and multi-tasking abilities. 
  • Extensive knowledge of HVAC systems. 
  • Extensive knowledge of BAS system installation and design. 
  • Extensive Knowledge of multiple system integration strategies and applications.
  • Extensive knowledge of network wiring standards and protocols. 
  • Current knowledge of fire, life, safety and building codes and standards and ability to research and apply related codes and standards
