Summary of Responsibilities:

The utility services manager works with all Avenue5 national suppliers regarding utilities at a property, i.e., utility billing, waste, telecom, Wi-Fi, and anything falling under this purview. This role is responsible for managing the onboarding of all national utility supplier accounts for new and existing properties and coordinating the closure of such accounts when properties are sold, or we no longer manage the property. The utility services manager will also create rollout and manage any new utility programs. In addition, this role will manage the existing programs and be responsible for the success and growth of all utility services programs.

 

Primary Responsibilities and Objectives:

·       Provide guidance, mentorship, support, and discipline when necessary for the utility services team and create a positive company culture for associate retention

·       Promote the efficiency and convenience of the utility services program to current and potential clients

·       Manage the completion of the onboarding/setup and offboarding of utility billing and invoice processing for our national utility supplier accounts for new properties

·       Act as the key contact for internal teams as related to national utility supplier integrations and ongoing service issues

·       Manage the Wi-Fi, waste, telecom, emergency phone services, and other utility programs

·       Act as the key contact externally for all utility services supplier representatives

·       Oversee and review all required tracking and reporting for all suppliers that fall under the utility services category

·       Complies with all company national standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws

·       Perform other duties as assigned

Education and Experience:

·       Bachelor’s degree is required

·       Three to five years of experience in purchasing, procurement, or sourcing is required

·       Two to three years of property management experience preferred

·       One to two years of experience in Yardi Voyager or other equivalent systems is preferred

·       One to two years of experience in Salesforce or other equivalent systems is preferred

 

Skills and Requirements:

·       Intermediate to advanced level knowledge with MS Office Suite including Outlook, Word, PowerPoint, and Excel (including Excel functions)

·       Proven ability to firmly manage challenging situations, negotiate pricing, improve quality, reduce lead times, and strengthen partnerships with quality suppliers

·       Possess a basic understanding of supply chain management concepts

·       Ability to work independently and prioritize effectively in a fast-paced environment

·       Excellent written and verbal communication skills

·       Detail oriented

·       Required to complete and successfully pass the Avenue5 Fair Housing and Preventing Discrimination and Harassment training and other courses if assigned

 

Scheduling

·       Required to maintain a regular schedule which may require working outside business hours, weekends, and non-traditional holidays

·       Ability to travel as required (5%)

Environment:

·       Exposure to an environment typically found in an office building

·       Additional exposure to airports, airplanes, rental cars, hotels, etc.

·       Ability to tolerate stressful situations

·       Ability to work under minimal to moderate supervision
