Our client is a one of the leading companies in construction, real estate investment in Vietnam who is seeking an experienced candidate.

1. Business Target Setting & Business Planning
  • Develop short- and long-term business plans for each project phase based on market trends, competitors, and customer demand.
  • Set overall business targets including sales, revenue, cash flow, and profitability, and consolidate monthly, quarterly, and annual business plans.
  • Coordinate with Legal, Marketing, and Finance teams to optimize sales progress and business performance.
2. Department Management System & Performance Target Setting
  • Develop and improve the management system for sales policies and inventory, including organizational structure, operating procedures, reporting templates, and workforce planning.
  • Evaluate suitable sales policy and inventory management models in line with the company’s development direction.
  • Analyze operational issues, propose solutions, and provide recommendations to support management decisions.
3. Business Planning for Real Estate Projects
  • Develop detailed business plans for real estate projects, including pricing, revenue, and cash flow targets.
  • Assess project legal status, construction progress, product structure, and competitive pricing to recommend appropriate average selling prices and payment schedules.
  • Review sales budgets, commission policies, and commercial terms with sales agencies.
4. Pricing, Sales Policy & Inventory Management
  • Manage and supervise pricing, sales policies, and inventory in accordance with approved project business plans.
  • Review selling prices, commission policies, sales budgets, inventory allocation, and sales implementation.
  • Coordinate with Marketing, Accounting, and relevant teams to monitor sales programs, update sales policies, and address issues arising during execution.
5. Project Inventory Management
  • Develop and maintain an inventory management system for each real estate project.
  • Manage and monitor available, sold, and unreleased inventory, and coordinate inventory allocation to the Sales team in line with approved business plans.
  • Provide regular inventory and sales status reports and recommend appropriate inventory release adjustments to improve business performance.
6. Market Research & Product Development
  • Conduct and update market and competitor research covering project information, product offerings, pricing, sales policies, distribution channels, and sales performance.
  • Develop recommendations on pricing strategies, sales policies, sales budgets, and product positioning based on market conditions and business objectives.
  • Coordinate with relevant teams to develop suitable business models for complex real estate projects, including resort, entertainment, and commercial developments.


Requirements

1. Education
  • Bachelor’s degree, preferably in Economics, Finance, Real Estate, Commerce, Business Administration, or a related field.
  • A property valuation certificate is an advantage.
2. Experience
  • Minimum 8 years of experience in the real estate industry, including at least 3 years in a similar management position at a large real estate company or group.
3. Professional Expertise
  • Strong knowledge of real estate market research, construction, legal matters, and real estate products.
  • Ability to conduct in-depth market analysis covering competitors, market trends, and price movements to support pricing and sales policy development.
  • Strong understanding of real estate valuation methods, financial modeling, pricing structures, and factors affecting selling prices.
  • Experience in developing sales policies, managing sales program budgets, and optimizing revenue and profit margins.
  • Good knowledge of inventory management processes and proficiency in real estate management software.
4. Leadership & Management
  • Strong analytical, logical, and systematic thinking with the ability to make decisions based on reliable data and market insights.
  • Ability to set objectives, develop action plans, establish effective management processes, and monitor execution.
  • Strong people management capabilities, including work allocation, performance evaluation, coaching, talent development, and team motivation.
  • Ability to build and maintain effective relationships with internal teams, partners, and other stakeholders.
