Our client is a one of the leading companies in construction, real estate investment in Vietnam who is seeking an experienced candidate.

Strategic Business Leadership & Governance
  • Develop and recommend business strategies, operating models, and commercial exploitation models, while establishing overall business plans and leading their implementation in line with the Company’s short- and long-term strategic objectives.
  • Develop management models, organizational structures, workforce plans, and operating mechanisms for the business division in alignment with the Company’s value chain.
  • Develop and recommend commercial policies, including pricing, incentives, discount structures, and flexible leasing terms, ensuring alignment with market movements and the Company’s competitive advantages.
  • Advise on the expansion of business networks and international partnerships, including engagement with master franchise partners, F&B brands, and international retailers seeking to enter or expand their presence in Vietnam.
  • Participate in project concept development and asset lifecycle optimization, including functional planning, space allocation, technical requirements, construction cost optimization, renovation, changes in functionality, and restructuring of underperforming or low-occupancy areas.
  • Provide recommendations on design and development solutions that support efficient business operations and commercial performance.
Business Strategy, Planning & Market Development
  • Direct the assessment of feasibility for new projects and participate in the design stage to ensure projects are commercially viable and supported by appropriate business planning.
  • Develop positioning strategies, tenant mix, and merchandise category structures for commercial real estate projects.
  • Establish short- and long-term leasing strategies for individual projects within the portfolio.
  • Set business objectives, customer and partner development plans, and commercial strategies for each project.
  • Lead the identification, approach, negotiation, and development of strategic customers and partners to optimize business and operational efficiency.
  • Direct the development of financial and budget plans for the business function, ensuring appropriate financial, commercial, and legal frameworks are established for cooperation and business development activities.
  • Build and maintain strong relationships with key partners, customers, consultants, and real estate brokerage organizations, ensuring professional, transparent, and effective cooperation while protecting the Company’s brand reputation.
Business Development, Negotiation & Contract Management
  • Lead the business development team in identifying and developing customers, partners, and commercial opportunities.
  • Define responsibilities and allocate resources appropriately to ensure effective execution of business development activities.
  • Direct coordination with Marketing to develop sales kits and supporting materials for business development and customer engagement.
  • Oversee the development and implementation of digital marketing programs to strengthen market coverage, commercialize business activities, and reach potential customers.
  • Coordinate with the Legal function to establish and standardize contract templates and relevant documentation for leasing, business development, and operations.
  • Coordinate with the property management and operations teams to facilitate space handovers and resolve issues arising during the leasing and customer management process.
  • Direct the collection and consolidation of actual market pricing, reasons for acceptance or rejection, and partner requirements to support market analysis and subsequent business proposals.
People Management & Team Development
  • Assign, monitor, and evaluate employees’ work to ensure effective resource utilization, productivity, and professional development.
  • Provide coaching, guidance, and professional development opportunities for employees, while establishing appropriate development plans and career paths.
  • Identify and attract talent, develop high-potential employees, and build a capable team aligned with the organization’s business objectives.
  • Foster a professional, collaborative, accountable, and performance-oriented working environment.
Other Responsibilities
  • Perform other duties and assignments relevant to the position and business function as directed by the Company’s leadership.

Requirements

Education 
  • Bachelor’s degree or higher in Business Administration, Economics, Real Estate, Finance, Commerce, or related fields.
  • Management or operations-related certifications are preferred. A real estate brokerage or valuation certification is an advantage.
Professional Experience
  • At least 10 years of relevant experience in business management, business development, market development, or partnership and cooperation functions.
  • For management-level candidates, at least 10 years of experience in an equivalent leadership position, such as Head of Business Development, Leasing Director, Property Management & Business Director, or similar roles within major real estate developers or international real estate consulting firms.
  • A proven track record of successfully leading large-scale commercial real estate projects, shopping centers, or office buildings is preferred.
Professional Expertise
  • Strong understanding of the commercial real estate and retail services market in Vietnam.
  • Good knowledge of relevant regulations, particularly those related to real estate business, housing, construction, and commercial activities.
  • Strong understanding of financial models and cash-flow analysis for leasing projects, including project P&L, IRR, and NPV.
  • Strong market research and analysis capabilities, with the ability to identify customer segments, market opportunities, and business development potential.
  • Proven ability to develop integrated business plans and provide appropriate commercial solutions.
  • Strong commercial negotiation and relationship management skills, particularly with major retailers, brands, and strategic partners.
  • Ability to manage crises and resolve conflicts of interest effectively.
